Added Default Email Content for Document Requests When requesting documents from clients through the Applicant Portal, agents have full control over the template and email content of this message. In case agents do not want to customize this message, Scarlett will now automatically include a clear default message in the email subject & body. Additional Details Added to FINTRAC Error Report When a Document Verification Service (DVS) check through Equifax fails, error messages will now display detailed explanation to help agents quickly identify the reason for the failure and the required resolution. Updated ‘Written Service Agreement’ Forms for Alberta: This update delivers revised versions of the three Alberta Written Service Agreements for Borrower, Intermediary, and Lender.
These forms now auto-fill deal information and include new editable fields, making them faster and easier to complete. Upload of MPP Insurance Documents Previously, some uploaded documents submitted to Manulife Protection Plan (MPP) were not received due to formatting issues in the file name. Scarlett now automatically adjusts file names in the background, ensuring every uploaded document is delivered to Manulife without delays or technical hiccups. Document Request Email Link Now Opens Document Collection Page When applicants receive a document request email the link will now open the Document Collection page of the deal, rather than their main dashboard of all current and past deals.
With this update, clients do not have to select the correct deal from their dashboard, eliminating confusion and allowing them to access the requested document list immediately. This makes the process faster and more intuitive.
New Login Page for App 3.0 to capture Applicant’s details earlier A new enhancement was released for App 3.0’s Login page to capture an applicant’s first name, last name, and their contact details (email address or phone number) upfront. This allows Scarlett Origination to capture a new mortgage application even earlier than before. As soon as an applicant completes login verification (via their email or phone number), even before the Application’s interview stage is completed, a new Application is created under the Work-In-Progress tile on your Deal Dashboard. This will ensure you never lose a lead and always have the opportunity to follow up on every application that is started through Scarlett Origination, no matter where your client leaves it. Purpose-built access for a streamlined experience We’ve refined the way clients access their Application Portals to provide a more intuitive experience and ensure they’re always in control of their journey. Clients now have two clearly defined options:
Start Application – Initiates a brand-new mortgage application from scratch.
Log In – Opens the client’s portal, where they can view or continue existing applications, review or manage document requests, and view Mortgage Summary Pages.
This enhancement creates a clear distinction between starting fresh and continuing an in-progress file. It also improves consistency in how clients interact with their application journey — especially when they have more than one open application.
Tip: If a client is returning to continue an existing application, they should click “Log In” (top right). App 3.0 Settings page – additional options available To accommodate these new features, some additional options were added to the App 3.0 settings page giving agents the ability to control and modify their Application’s content and appearance on the client’s view of the App Login Page. Adding Company Logo (FR) Along with these new settings is also the ability to modify the text displayed to your client’s when they reach the “Add Co-Applicant” and “Invite Co-Applicant” stage of their Application. Splitting the Interview section and adding Subject Property information as a separate step This change splits the Subject Property details from the Interview Section of the client’s Application flow so that it becomes a defined aspect of the application and is easier to find and refer to after the fact. Just like before, the Subject Property details will only appear if the client has selected the appropriate fields in the Interview Section.
Leads Add Referred By to Filter A new “Referred By” filter has been added to the Leads section. New Form for Newfoundland and Labrador A new Mortgage Disclosure And Suitability Form has been added under ‘Newfoundland and Labrador’ in the Generate New Form section for users. New Incoming System Notifications (Deal Assigned to me – As Agent on deal) If enabled in their settings, Agents will now receive an email notification whenever a new deal is assigned to them by another Scarlett user. Add Participant Status in Deal Filter & Add Additional Status Field in Application Report Participant Status (Active or Inactive) has been added as a new filter option and is now available across other areas of the Scarlett Origination Platform. Bulk Status Update & Bulk Agent on Deal change for list view Users can now select multiple deals to add those deals to a custom Pipeline, change the status of those deals, or re-assign the Agent On Deal for multiple deals at once directly from their Deal Dashboard while in List-View using the new Bulk Actions menu. Lender Submission – Other lenders (Override the permission) This change allows agents without standard submission permissions to create manual submissions using the “Other” lender option. The option to submit a deal will only appear when these users have selected the “Other” lender option. Add Applicants Assigned to Mortgage in History Assigning & unassigning applicants from a mortgage is now tracked and accounted for within the deal’s History tab. Auto-Doc – Rename the “Category” as Owner Occupied / Second Home Other Properties Previously, there was not a clear Auto Doc category for Second Home Properties. So, the Owner Occupied Auto Doc category has been re-named to “Owner Occupied / Second Home Other Properties”. If a property’s Occupancy status is set to Owner Occupied, Owner-Occupied & Rental, or Second Home Occupancy, then Auto Docs will populate documents based on this category. Permission to View Deal currently does not support viewing Lender Submissions / Responses This update improves how permissions work on the Lender Submission page to better match user roles.
Users with View Deal access will now be able to view submission response details. Users with Create/Edit Deal access will continue to have full access (view, edit, delete, & add manual responses). Create a search function for automations A search bar is now available at the top of the Automation & Workflow module to help users quickly find any automation they have previously configured. Flinks page translate to French When a user has set their Scarlett Origination language preference to French, the Flinks Bank Statement portal sent to their clients will be translated to French upon receipt. Replication of the Notes Tab inside a Scarlett deal The Notes tab is now available in two spots – amongst the top module items and within the lower deal sections. Scarlett 2FA – Display Method and masked information Users can now see which 2FA method update this at any time through their Two-Factor Authentication Settings. Add Calculators to App dropdown & Hamburger Menu menu This update adds calculators directly within a deal. Users can run calculations while working on a deal without needing to exit that deal, keeping everything in one place for a smoother workflow. Fintrac Phase 2 Enhancements Borrower ID Verification – Borrower Type (Person) We have made an Enhancement to the borrower section for ID verification to capture additional data fields and to ensure a smoother audit process.
a. Government Issued Photo ID
Agents can now easily confirm the identity of an applicant or borrower with a simple click by selecting the verification method from a dropdown menu or entering the client’s data manually. The verification options include:
I. In Person, Live video or scanned copy of ID – Agents can ‘manually’ input the client’s details in the provided fields.
II. IDV/DVS Software Services – Choose ‘Request ID Verification’ to select a vendor and request ID verification through their services. III. Request ID Verification – Agents can choose a service from the popup menu and click ‘Next’. IV. After a service is used a table will be displayed and the IDV report will be available for download. b. Credit File Method
Agents can verify manually or click ‘Request ID Verification’ to choose a vendor for ID verification. c. Dual Process Method
In the dual process, agents can either enter dual data or choose to request ID verification. d. Previously Verified:
If the client has already been verified previously, agents can add additional details in the notes section, including the previous verification date. e. Could Not Verify:
If the client could not be verified, the agent can select the “Could Not Verify” option, enter the verification attempt date and notes, and a “Not Verified” tag will appear to indicate the client’s verification status. PSA Screening (PEP, Sanctions List & Adverse Media) Agents can check to determine if their client is on any PEP or Sanctions list. Tags are displayed based on the Agent’s selections. a. Clicking the “Screen Applicant” button opens a popup, where agents can select a service to screen the applicant. b. Import
If an Agent has previously used a service, they can import that stored information to pre-fill fields within the ID Verification and PSA Screening details by clicking the “Import” button. I. A list of records is displayed. Choose the most recent service from the pop up displayed and click ‘Next’. II. The system will automatically fill the required fields with the available data. Borrower ID Verification – Borrower Type (Corporation / Entity) Agents can verify manually or click ‘Request ID Verification’ to choose a vendor for ID verification. Generate PDF Report In English OR French With the Generate PDF Report button, Agents could previously generate their FINTRAC details as a PDF in their respective language. It is now possible to automatically convert those details as either a French PDF or an English PDF.
Deal Integration with Scarlett Origination When CMA triggers a webhook with deal information, Scarlett Origination receives the webhook and creates a new deal in Scarlett and it is tagged as “CMA”. Lead Integration with Scarlett Origination When a new lead is created in Scarlett it is tagged as “CMA”, and an email notification is sent to the agent. The webhook triggers Scarlett Origination to create a new lead.
When a lead and deal are created together, they are automatically displayed on the leads page under Deals tab. Deal creation and updates are captured in the History page in Scarlett Origination. Integration of Canadian Mortgage Application with Scarlett Origination This integration aims to automate the creation of leads and deals in Scarlett Origination through webhooks triggered by agents using the Canadian Mortgage Application (CMA). Scarlett Origination agents can copy the webhook URLs generated in Scarlett Origination via the Scarlett settings page and paste them into the CMA Application for both leads webhook and deals webhook to enable lead or deal creation in Scarlett.

Compounding Period Field Added to Manual Lender Response We have added a new field, “Compounding Period,” to the manual lender response created by agents after a lender submission. This allows agents to modify the Compounding Period set in the application from the Manual Response function, without needing to change it within the application itself. This change may be reflected in the document(s) generated when a response is accepted. Incoming Call and SMS History Agents who have set up their Twilio accounts, can view incoming and outgoing SMS messages relating to their applicants on the communication page for specific leads or deals. All SMS logs are captured in the “Incoming Call and SMS History” section of the SMS History tab. This includes SMS logs that are not linked to a specific lead or deal. FINTRAC Equifax Integration FINTRAC now includes a “Screen Applicant” Option. This provides the User with the ability to select from three available options to aid in screening their applicant(s).

Transaction Delivery Channels & Source of Funds: we have expanded options that allow you to track how transactions were done (face-to-face, internet, phone) and specify if the source of funds is known. You can also choose from payment methods like EFT, bank draft, or wallets.
New FINTRAC / PCMLTFA Reporting Status: This section helps you track whether a transaction is flagged, reported, or under monitoring. You can also add notes to manage high-risk transactions more efficiently.

Supporting Documents When users click Upload Supporting Documents, they can add relevant documents for reference. Once uploaded, these documents are available under the Supporting Documents tab and are also saved in the FINTRAC / PCMLTFA folder within the Documents & Forms section. FINTRAC/ PCMLTFA dashboard The FINTRAC dashboard provides an overview of all deals with completed FINTRAC forms, displayed through clear pie charts for borrower risk, ID verification, PEP status, and more. Users can easily export the data by clicking the “Export” button, generating a report in Excel format. VeriFast Integration Update to Referral Source Label The “Referral Source” in the Mortgage Module Settings page has been renamed to “Co-Branding” for better clarity.

Additional Mortgage Application Form Mortgage application forms were added to Documents & forms list, enabling multiple borrowers to sign and acknowledge the mortgage application form. If the Mortgage Application has more than one applicant, it will be displayed accordingly Lender Submission Fields Two additional dropdown fields, “Agent on Deal” and “Submission Agent,” were added. Agents could edit or modify these fields. Any edits made were saved and logged in the deal’s history. Lender Submission Response After lender submission was made, and the agent received or added a manual response, they had the option to “ACCEPT” any response. Clicking the “Accept” button immediately approved the response and applied these figures to subsequently generated forms & disclosures. The agent could “Accept” the response, and the button would change to “Un-Accept” accordingly. Convert Lead to Deal Scarlett Origination streamlines the process of converting a Lead (new or existing) into a deal. On the Leads page, under the Leads section, users found a “Convert” button. Clicking this button converted the lead into a deal, which was then displayed on the Deals page. Language Option Added to Profile Agents can now set their preferred language as French from the profile settings page. Updates to Scarlett Portal The service “Lender Spotlight” was removed from the Scarlett Portal and “Scarlett Genius” was introduced.

lenders note. This allowed agents to download and print the lender note directly from the lender submission page under submission history. All participant-related fields were moved to this new section named “Participant” for better organization. Shared Desktop Introduced ‘Shared Desktops’. experience and accessibility for the users. Added Rule for Premium Rate Override The “Mtg Inc Premium” field amount was auto calculated based on the given mortgage amount.
When the “Premium Rate Override” option was checked and the “Mtg Ins Premium” value was set as $0.00 and saved, then this field is greyed out and could not be modified. AB Regulator Documents The AB Regulator Documents are now available under the Documents & Forms section for easy access and management.

The cloned pipeline schema would be added to the user’s account without any deals inside the stages. Filter “Has Open Activities” Introduced a new filter “Has Open Activities” with a Yes/No Option. This allowed users to find open activities associated with a deal or lead. Mortgage Setting “Add Co-Applicant” Added ‘co-applicant’ was available in the mortgage settings page, which allowed users to control whether this option appeared on their applications, enhancing the user experience for joint applications.

Document Requests The auto-generated document request feature made it easier for agents to use email templates and merge fields. It could only be used for the ‘Documents Request’ email, and when used, it inserted a table into the email body showing columns for document name, notes, and status.
The client received a ‘Documents Request’ email that contains the following: Added Access Code for Secure Document Request Link Scarlett users can now request documents from their applicants. As an added security measure, we now have the ability to send a verification code for secure access.
When the user clicks ‘Send Request’, the applicant receives the
access code via email through a secured link. Without this code,
the applicant will not be able to access the Online Mortgage App. Calendar Sync – Enhancement We have added additional logs to improve the calendar sync process. This enhancement allowed agents to access up-to-date information promptly, enabling seamless management of appointments, tasks, and schedules. Introducing Activity Status Options In the Activities module, we included “Done – Successful” and “Done – Unsuccessful” statuses in addition to the “Open” status. These statuses offered agents greater clarity in tracking ongoing and completed activity. The new status options were integrated into the Filters module, enabling users to filter activities based on their status for efficient organization and tracking. New participant type in the Scarlett MTG Dashboard The “Seller Realtor” participant type is now available for selection when adding or editing participants within deals. 30 years Amortization Exciting news! Following a recent update from the Canadian Government, Scarlett Origination enabled mortgage agents to select amortization periods of to 30 years for insured mortgages, which were previously capped at 25 years for new construction purchases. Enhanced Zapier Integration Scarlett Origination has enhanced its integration with Zapier, extending its one-way data push capabilities.

Automation OPT In/OPT Out A new feature, Automation Opt-Out, was created to give Scarlett, Velocity, and Newton users the ability to opt-out a deal from all automated communications. In the application details page, Scarlett users had the option to manage Communication Consent. Each applicant had their own “Communication Consent,” but the “Manage” button opened the same window for all of them. The “Deal Opt-Out” option from the Consent Management module under Tools was made available for all deals within Scarlett (including Scarlett deals, Expert deals, and Velocity deals). In Consent Management, users could search for deals and manage the consent.
Scarlett users gained the ability to filter their deal(s) by selecting the Automation Opt-Out filter To access this go to – Filters > Add Filter > Deals > select > Automation Opt-Out option. Add “Interest Only” checkbox for payment calculation An “Interest Only” payment option was added for mortgages.
When interest only checkbox is checked then amortization fields get disabled allowing the users to see what the payment amount would be for an interest only option. Change Profile Photo Agents were able to upload profile photo directly from the Profile dashboard

Ability to Resize Notes Text Area Within Activities In addition to the existing scroll bar that’s currently located on the right of the Notes text area, you are now able to dynamically expand the Notes box by simply dragging the bottom right corner hence facilitating the process of reading and entering notes. Click-to-Call Ability to start and terminate phone calls to your database directly from Scarlett Origination. Along with adding an “End Call” button to end an ongoing call from Scarlett Origination By Selecting the checkbox to “Log Activity”, users will have the ability to view the call history for all the calls made under the Deal’s Activities tab. Generate Deal Notes Automatically With a click of a button you are now able to generate detailed deal notes when submitting deals to your preferred lenders. Scarlett Genius Genius is an AI powered deal placement assistant allowing you to match best suited lender products to respective deals. Genius also allows you to search all available lender products, rates and product guidelines. The Genius widget is embedded in each mortgage application as shown below. It is also available as a standalone system by clicking Tools/Scarlett Genius. Quick Search Shortcut The quick search shortcut is now available on the header of every
deal for quick access. “Non-Subject Properties” The report for “Non-Subject Properties” was created, allowing agents to easily generate reports based on their selections and download them. Documents E-sign Edit Option The envelopes that were sent for e-signature (Draft, Sent) could be modified if applicants had not yet acted on them. Merge Field Participant List Expanded the Merge fields section by adding “Participant list” along with the existing Merge Fields. Brokerage Name Display in (QC) Forms The brokerage name of the user was displayed on Quebec (QC) Forms. Leads Custom Fields Agents were able to create custom fields in the Lead form and mark them as “Read- only”. Core fields such as First Name, Last Name, Email, and Phone Number were customizable. Non-Subject Property Loan Type Agents could choose the loan type in the mortgage information, and the selected option would be displayed in the Liability section of the Non-Subject Property page. Weekly Digest Report Agents accessed the “Incoming System Notification” module and enabled the Weekly Digest feature, where they could select one or multiple “Agents on Deal”. The statuses selected generated reports in the Weekly Digest email. BC-Form 10- Field Auto Populated Document Type – Form 10 applicant information were auto-populated
based on the selected mortgage from the dropdown. Quick Search Module With just a click, agents can effortlessly search their activities by Subject, Name, Deal #, Notes, and Email. Documents & Form Feature Agents could access the document features from the lead page, such as creating folders, uploading documents, sending documents to e-Sign, sending request documents, and utilizing other features under this module. Activity Viewing on Scarlett Origination Agents were able to view all activities without being restricted to a selected date range. Lender Submission Generate Notes With just one click on “Generate Notes” button the agents can now get system-generated submission notes displayed based on the selection. Mtg Inc Premium Field Update “Mortgage Ins. Premium” field is automatically updated based on “Mortgage Rate” entered. Scarlett Filters Included “Applicant-Group filters” with 10 related fields, making it more convenient for users to select any filter under “applicant group” and view deals associated with those filters.

Total Rental Expenses Surex User Interface The deal submitted to surex insurance was displayed asubmission record on the Surex Insurance page. Floating Validation Panel Agents were able to move the validation panel and view it comfortably without the fields being obscured by the pop-up. Applicants Address Status To ensure that the current applicant address indicated as “Own” is displayed in the ‘Properties Owned by Applicant’ section of the application, a validation message was created to indicate when a matching address was not found in this section.

Subject Property Information Update When the agent selected the “Fees Incl. Heat” checkbox, the “Heating” amount field was automatically set to zero, became non-editable, and appeared greyed out. Enhanced Document Statuses Improved document status was displays. The first two statuses (Pending Upload & Under review by broker) would automatically update based on portal activity. Enhanced Deal Sync/Import Time Deals were synced or imported from Expert/Filogix into Scarlett Origination much quicker, allowing agents and clients to proceed quickly with their transactions. Enhanced Search Feature on Scarlett Origination Agents can now search for the expert deals in the search field, If the deal was not found in the primary database, the search is extended to another database, improving overall performance. Scarlett MTG Dashboard Phone Number Search Criteria Agents can now simply search for the deal with “Phone #” search criteria. The Phone # search field allows users to input at least 6 digits (e.g., 416 333) to find relevant deals associated with the provided phone. Leads Module Notes We improved the Scarlett Origination Leads module by allowing agents to add notes directly when creating or updating lead information. This helped the agents to be on track for better communication with their clients. High Contrast Mode Agents were able to toggle this feature on to enhance visibility and accessibility across the platform. Once activated, all field backgrounds within the Application page and Applicant profiles, along with any associated fields will have the contrast field.
